OMINIWORKS HOMEOWNER GUIDE

Do you need planning permission for a new driveway?

A practical introduction to permeability, drainage and when homeowners should check with their local planning authority.

Permeability is the key issue

Rules can depend on the size, material and where surface water will discharge. A permeable driveway or a design that keeps water within the property may be treated differently from an impermeable surface draining to the highway.

Other permissions may apply

Listed buildings, conservation areas, altered access, boundary work and dropped kerbs can introduce separate requirements. Planning consent and highway approval are not the same thing.

Check before committing

Requirements vary by site and authority. Confirm the current position with the relevant local planning and highways teams before work starts; OMINIWORKS can help identify the construction information they may need.
