Most projects fall between £120 and £264 per m² including VAT. We publish that range to help you plan, but we will never pretend an online figure can replace a proper survey.

The lower end may suit a straightforward project with efficient access and preparation. Bespoke materials, complex groundwork, difficult access, drainage, retaining work and detailed finishes can move the project towards the upper end or beyond it.

These are the same rates used in our cost calculator. VAT is calculated at 20%. Final prices depend on a free site survey; complex projects may cost more.

If access is easy, the groundwork is suitable, deliveries are efficient and the timeline is shorter, we take that into account and pass the saving on. If the site requires more preparation or specialist detail, we explain why before work begins.
